What Drives the Cost of a Whole-House Repipe in Northern Virginia

Whole-house repipe cost is driven by fixture count rather than square footage, number of stories, foundation type, chosen material, and how much drywall must be opened and repaired. In Northern Virginia, polybutylene and galvanized replacement are the most common reasons homeowners repipe.
Why nobody honest quotes a repipe over the phone
A repipe is not a product with a price; it is a labor project whose scope depends entirely on your specific house. Two homes with identical square footage can differ by a factor of two because one has an accessible attic and the other has finished ceilings on both floors.
Anyone who gives you a firm repipe number without walking the house is either padding heavily to cover the unknowns or planning to revise upward once the walls are open. We would rather tell you exactly what we are measuring.
Factor one: fixture count, not square footage
The single biggest driver is how many plumbing fixtures the new system has to serve. Every sink, toilet, tub, shower, hose bib, dishwasher, washing machine connection, and water heater is a termination point requiring its own run and its own shut-off.
A compact three-bathroom home with a wet bar and a laundry sink has more plumbing than a sprawling two-bathroom rambler. Square footage is a poor proxy, which is why we count fixtures.
Factor two: access, which is really a drywall question
PEX runs continuously from a manifold or trunk to each fixture, so the plumbing itself is fast. What takes time is reaching the routing path. A single-story home with a full attic is the best case — most runs drop down from above with minimal wall openings.
A two-story home with a finished basement is the hard case. Runs have to travel through floor systems and closed ceilings, and every access point is a hole someone has to patch, mud, sand, prime, and paint. On many repipes, finish work is a meaningful share of the total.
Factor three: foundation type
Crawlspace homes are generally straightforward, since a plumber can work under the floor. Basement homes are similar where ceilings are unfinished.
Slab-on-grade construction is the expensive case, because supply lines originally run in or under the concrete. The standard solution is not to break the slab but to abandon those lines and reroute overhead through the attic and down interior walls. That is more material and more wall openings, and it is nearly always cheaper than concrete work.
Factor four: material choice
Both are code-approved in Virginia. Most residential repipes in Prince William County use PEX, and the labor difference is usually larger than the material difference.

Factor five: what else the job should include

- A new main shut-off valve if the existing one is corroded or will not close fully
- Pressure-reducing valve replacement if house pressure is out of range

Why homes in this area repipe
Two materials account for most of it. Galvanized steel, found in genuinely old housing in Old Town Manassas, historic Dumfries, Occoquan, and the earliest Dale City sections, corrodes inward and slowly strangles pressure. Polybutylene, installed widely from the late 1970s through the mid 1990s across Lake Ridge, Montclair, Dale City, and much of Woodbridge's subdivision housing, fails at the fittings, often suddenly.
A third group is copper in the pinhole-leak window. One pinhole is a repair. A third pinhole in two years is the system telling you it has reached the same stage of life throughout.
